If it is a high walking score, you may attract tenants without access to reliable transportation but from my experience, most people in the midwestern/southern cities have access to some form of transportation.

It is urban and walkable, you don't really need a car, there is 24 hr transportation to NYC and a train station.

The new brewery in Wayne Junction is right on the Nicetown border, as is the Wayne Junction transportation center which offers a fast commute into downtown.

Great restaurants and bars, the best view of NYC from the waterfront, great access to transportation, including a 15 min drive to Newark Airport (once we do that again).

I think we are pretty open to neighborhoods, but ideally something with great public transportation and without a high crime rate. 

Also, research the schools in each area, the shopping options, the public transportation options, and the proximity to social services.
