One thing I remember seeing on there is that it's not unknown for a wash operator to pocket the cash (all those quarters) to dodge the taxes, but then when they want to sell, they have the problem you're running into - no good documentation of what their sales are.People on that site encouraged me to do more research, and I figured out that the wash I was looking at was probably not a good deal for me. 

The one unknown is the current tenants, if any.  

Too many unknowns to know.On a good day I'd say 30 to 60 days minimum to do things right.

This type of stuff always scares me, only because it's unknown territory for me.

Basic numbers are purchase for 45k put 10k to fix it up, rent for 600 each side.The only unknown for me is there are railroad tracks across the street from the property.

We have not asked him about it yet, not sure if it crosses the line of discrimination, fair housing laws (we are in NJ), and the other unknown is that since he has just started a new job, that has come with a pay increase we are worried that the possibility that the child support payments (if any) may increase. 

Maybe 15-30k to do the whole house depending on tons of unknowns.

I own an out of state property in Missouri and can relate to the unknowns you might deal with!

Figuring out the unknown unknowns and all the dumb stuff you could never predict is an issue.

I'm sure some of my "woes" are just to be expected when diving into the unknown, yet I want to set myself up for success the next go around.
