That said, if you’re open to putting in some work to build your team and find properties yourself, you might be able to save some money and find deals directly.

I'm hopeful we can find more productive ways with less red tape in the future outside of LIHTC leveraging technology since standard construction really could use an overhaul.  

Even if you manage to find an office with an existing tenant, their lease could be approaching expiration, and without plans to renew, it can take an incredibly long time to secure a new tenant for the space.

If you are new to the business the most common issue is you're either locking up deals too high or you aren't finding attractive deals.

If it is a direct lender you are able to work to find more favorable terms because they usually determine their terms on a deal by deal basis. 

Wouldn't hurt to look in to both to give yourself the best chance at finding the best loan product. 

As far as purchase price - I find older homes you can get a much better price on and rehab and still be slightly under market value - and the rent will support the mortgage and expenses.
