--Ring Cameras - easy way to monitor driveway, front entrance, etc --Honeywell thermostats - all properties have wifi thermostats that also alert if temp too high or low--Yolink - These water alarm are cheap (poorly made, but they work) and have saved us a couple times with small leaks under sink and water heater.Markets are getting more and more competitive so we have an improvement list per property is a must....each quarter we tackle something if cashflow allows it.

Gomez,Short answer: yes, by using VA or FHA loans since it will be a primary residenceKey factors:1) location- there are different county loan limits for FHA depending on where you're planning to buy2) Duplexes require 1 month of cash reserves, 3-4 units require 3 months of cash reserves3) FHA allows for up to 6% in seller concessions (this can be put towards a temp rate buydown)Let me know if you have any other questions!

I’ve read that really big hot tubs are very time consuming to clean, refill, and get up to temp so I was thinking a 4 or 6 person tub max.

I just got rid of a tenant who had broken two taps and was annoyed at how much I was charged to fix them (would have been less expensive to replace the faucets, but alas a PM manages them and to them I am mostly a number-and yes I spoke to them after the second one broke).If you just replaced the HVAC and the new one is broken, call the company in that installed it as it should be under warranty and again tell the tenant not to do anything other than adjust the temp within the acceptable range and replacing the filter.
