She could not understand why we would buy a duplex where the rent from one side would cover our mortgage and then some (house hacking before the term was popular), as we were living in a posh apartment that she loved, and we would then have to deal with a "tenant".Suffice to say she did go through with the deal and support what I wanted, and when we sold the property 4 years later and reaped a ~75K cash profit (I still have the picture of the check from our escrow closing), only then did her tune change.

Go interview  property managers,realtors,and local investors in your reia group This way you will understand what you want in a lease Then and only then if you feel you need a lawyer then your money would be better spent.Honestly a state specific lease from your realtor board should suffice
