Reasonable accommodations, and stellar content!

What clinched it for me with REI Nation is their ownership of the properties they sell and their in house property management for their clientele that had stellar reviews.The numbers they told me to use are based on their property management group. 4% vacancy and 4% maintenance - no capex, 10% Management.

They did however have a stellar landlord reference who absolutely played it straight.

If he wants your future business and a stellar reputation, he should agree. 

The main house has stellar tenants, their lease is up in 2017 so they are included in the sale.

What I bring to the table is a very large local network, a stellar reputation and 20 years of experience with publicity both online and in print. 

If you trust the renter more than anybody else off the street, a lost month's rent is nothing to gripe at if you get a stellar tenant.

They usually want some automation though, so if you can provide an easy way for the parents to pay (online or automated ACH) that's going to help you attract the good ones.College students will have less than stellar (if any) credit.  

Tenants that were normally good during a normal economy lose a job, then they stop paying rent, then you need to evict or negotiate them moving out, then your property is vacant, then you need to fix it to make it rent ready, then you need to find a new tenant, only new tenants with stellar credit are hard to come by, so while the number of renters go up you have to start to look the other way on things like a recent foreclosure so long as they have an otherwise prestine record.

They (married couple with kids)  submitted their application online which is our normal process, paid the application fee and all the reports (credit, criminal, eviction) look stellar, plus good income with a job at our big hospital in town.
