Example you do 50 a year but have 30 built and ready to go to market to sell in a 3 month span and then do 1 to 2 more every other month to limit exposure and market shifts for the development cycles??

Where I invest I use a cap expense of $250 to $300/month for my units (I used a spreadsheet that took into account cost and expected life span to determine monthly cost of each item and summed it).

Just to clarify Tae, the property I was buying came up on the title search because the city had levied the fines against the property and over a two year span the fines totaled $26,000.

Lowest price points exist due to cheap original construction.We are still building these new ghettos it will just take them the life span of the home (20 years) for them to "come to life".The circle of life continues.
