For bigger transactional income we have our building projects which I have to PG however even though the risk is always there we have been blessed these last 4 years on these that equates to about 120 homes built and mostly all sold.. then the balance in Notes a few long term.. and JV partner on land deals and flip houses those have zero debt.

Interestingly my current CPA mentioned that i don't get much benefit of depreciation is that in San Diego based on my previous filing based on Turbotax the land value is lesser then the total cost of the building so not getting much depreciation benefit.

The house is in really good shape and the area looks fairly clean, but a couple people I've talked to have a lot of concerns of that area which is giving me second thoughts... any other locals able to shed some light?
