As far as DIY, painting will be tedious and time consuming, but if you break up the trim and the rolling between two people, it could take you a couple of days to paint a whole place, and it will save you a ton of money.

If you’re wanting to be the project manager yourself, I have had a lot of luck in calling specific wholesalers in the area you’re looking at to get 3 recommendations (Sherwin Williams for paint, Floor and Decor for tile, etc).

Also if you know what it take to repair something then when you own a hundred doors you stand a better chance of not getting ripped off if you choose to pay someone to make the repair.

Either myself or any investor from the LLC will get paid at market rates for doing any work at the property (management, paint, repairs, etc) and we will be paid as an individual, so yes 1099 would be appropriate.

They have:- kept a ferret without a deposit or approval- just put a hole in the wall- painted all the bedrooms ridiculous colors- Havent oaid their trash bill in over 3 years- replaced all the ceiling fans and did the electrical themselves (without a license)And multiple other things.

just an update on this.We have pulled up all the old carpets and painting has started.
