I want to use this opportunity to kickstart my real estate journey and am evaluating two options:- Purchasing a duplex and renting out one of the properties- Picking up a single-family rental in the area (alongside the apartment we use ourselves: either rental / owned depending on pricing)The two cities we've been exploring are Carrollton and Richardson.

Also find out if they have a move out list for you to check and what the expectations are (ie I expect any carpet to be professionally cleaned and want a receipt, over is cleaned, if you had a pet any poop in the yard to be picked up, etc).  

I’ve used these methods to help me scale up with the 12 properties I’ve picked up in the last six years.

There’s so many good strategies it’s hard y to pick one, but these two seem best for me.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

Sunnyside is the absolute ghetto and was the easiest penny to pick up in the post-covid boom.

The goal for next year is to focus on business and pick up at least one more door for LTR or STR. 

If you pick a martlet a three hour plane ride away it will be hard for you to learn that market well enough to make a decision.
