What we're missing here is the fact that the land developer and the builder often aren't the same people. 2006 was the start of the housing crash as the large publicly traded home builders started to pull back in preparation for what they saw as a cyclical recession.

That's why I do commercial now because all have to have these in place before they set foot on the job. coming out of the deep recession of 08 when I started spec building in 2012 2013 in Oregon we got framing for 3 to 4 bucks a foot we now pay 7 ish.. in Charleston when I first got there we got quotes of 15 to 20 and settled with a licensed Hispanic crew at 8 to 10..

After 3 months, Fund and Grow will do another round to increase the number.I am planning to buy turn key property out of state, gain more experience, increase my network and wait till the next recession to buy property in California.
