From looking at comps in the area that was sent to me...all properties have been selling in the low 100,00 which is what they bought it for...they have made minimal upgrades and I would still need to do a lot of cosmetic work to make it worthwhile...so Im not sure why there is such an increase and its supposedly went into contract twice and the deal fell through both times!

The majority of tenants I've had over the years would not be considered conservationists by any stretch of the imagination, so if we had a high water bill, it fell on me to find the problem...or pay a plumber $125/hr to find it for me.I never will forget the time I opened an $11k water bill for a 70 unit property.

I'd also be picky, don't settle just to get out of rent increases, find something that really provides significant value to you.I rented for a long time, I was a landlord (out of state) while renting, then things fell into place and I was able to buy something that would of never been available as rental.
