This tenant sent me photos...yada, yada, the detergent tablet (recommended by the repairman) didn't even dissolve etc..  

Today is such a slack-off day for me that I thought I would post a couple of fun Christmas photos I did of my dog last night. 

Document in writing and with photos the condition after repair.

In addition, it’s hard to photograph and make look good an over-priced rental that needs appliances and a bunch of cosmetics…which would be obvious in the photos.

I'd be happy to take a look at the HUD report for some sort of nominal fee, but it might make more sense to find an inspector in your area who is certified through InterNACHI.

The wire railing systems are appealing to me because it would allow for the open floor plan feel to be continued.The railing that is to be replaced is shown in the photo and the wall to the right of the photo is removed replaced by a 1/2 wall into the kitchen for the "open" feel.Thank you for any feed back and if you have different ideas please share!

kris, the little magnifying glass, up by your name/photo in right hand corner, works "ok" for me (but it is no google in my view)..a key, though, is having the right terms..
