Maybe you can have a "deal of the day" thread, and you can post links to these amazing deals that you are not personally interested in. 

I recommend you personally talk with each of your tenants and ask if this has been happening.

In my developments, I went to everyone I could in the area and got the most RELIABLE (not cheapest) person in order to make my numbers work the best. 

Personal residence that has a 2,000 sft office, kitchen and lounge area ( for entertaining vendors, clients and prosepects).

Personally, I enjoy self-managing and screening is my favorite thing, so I'm not in the market for PM services, but a lot of my clients that I work with and other fellow investors would be interested in it.

Have that person post the notice and as Nathan said, let the tenant know that you will be doing an inspection and the date and time.  

Personally hate the notion of using them solely because the loan process is "easier".

That’s what I’m talking about.. having people on the ground who know their turf and can spot trouble before it smacks you in the face.From what I’ve heard, outfits like Northwest Preferred Property Management or Umbrella Properties in Eugene aren’t just running the numbers.. they’ve seen the weird mid-season repairs and the tenant personalities you’ll never read about in a textbook.

You should do something, what is the question and relies on us getting more clarity on your investment property, personal finances, etc.
