Hello BP, I am looking at my first deal SFH in nice neighborhood that just needs miniature paint and flooring redone.

BP has some deal calculators you can use to at least help paint a picture.    

My biggest fear is that there will be some very expensive repairs that an appraiser will not pick up (i.e. lots of mold in the walls and roof, lead paint issues, plumbing needs a complete redo, etc.) and push me well over my initial budget to maybe double or triple what I pay for.

Hello,I have helped my parents in renting their homes many years ago and remember that we had to provide a pamphlet about lead based paint and how to reduce lead exposure to the renters. 

(Toilets are a big one)- Deteriorating paint (lead is extremely common in cities like Rochester)- Breakers, furnace filter(s), water heater(s)- Damaged/broken stepsI think it is a little ridiculous to go around and nitpick with a checklist, but we do check for issues that would cost us money down the road, or are safety issues for our tenants (and properties).

All my unit required was paint and cleaning.Loss of use was not covered under my renters policy since the unit was not occupied at the time of the fire and I had it under contract to sell.I was wondering if the association, owners, insurance company, or restoration company were liable for the excessive repair time?

If my wall paint color is white with a small hint of blue, do I need 2 coats of final paint on all the walls?

Jeff has told me on 2 different occasions that his paint guy, Brad Watson would be at our house to color match the paint and fix the stain on our homes, both days he never showed to paint our homes.

I bought my first rental, the loan wouldn’t close unless the entire exterior of the home was scraped of loose paint and repainted.

For example, lead paint, asbestos, lead pipes, etc.
