I heard Ohio Cashflow is pretty good.Only thing is the founder is a bit weird and rude.But I guess you can't have it all lol 😁

Ohio is my local market, and I've been able to hit good cash flow while still seeing solid appreciation. 

And I use my notebook for lots of real estate stuff and it’s fun to go back and look at the goals from a couple of years ago and say oh I nailed that or still need to work on that one.

Oh and quick follow up to that last comment @Blake King: in my post I said it would take 6 months.

I can send you a few referrals that my team uses in Ohio. 

I'm also in Ohio and priced a $250k duplex with the minimum 3.5% down and a 700 FICO, and came in at ~5.9%.
