I have to ask, in the interest of fair disclosure - are you or your mother an agent?

A son who is willing to let his fixed-income mother go to work to pay his bills is very possibly not taking good care of the property.  

Like I said, it doesn't matter, she is still a dirt bag for a mother to up and leave the kids.

I'm about an hour and a half north of there in Fort Wayne, but I know a big investor down there and my mother in law is an agent down there.

I see there are a few others on here from my local area...Some of which I know, and others that I have not met yet...I have no idea what to consider myself - I have had one rental property for about 10 years, and then I bought another about 2 years ago - but then bought 2 more within the past year & a half...so - seasoned - possibly...but definitely still learning...I am in a precarious position right now (middle of fairly ugly divorce) - with a 14 yr old teenager...who lives with (ok - being poisoned by) her mother...ok - enough about me...When this is finally over - I have goals of adding to my portfolio - after clearing out some "old luggage", so to speak.....My credit is still fantastic - and I will have some equity to use for financing - so hopefully in the next year - I will be speaking with a few of you wholesalers around my area.....Thanks - Looking forward to being an active participant....

The agents/investors around here are slick, and pretend to be everything from wounded soldiers back from iraq, to homeless single mothers.

Every mother's son is selling them through someone they know who'sone or two away from someone else who knows the seller's sister andis simply asking them for an LOI the kiss of death?
