And while we are at it, I'll appreciate if I could also get some recommendations for a General contractor that could take on some medium rehab on a small-medium multi-family in our area.TIA!

It takes a low cashflow property to medium in 3-5 years.  

But one of the units is so large (used for small/medium sized law firm) I wanted to break it up in hopes of having better success renting it out quick.

Medium-sized rehab, including floor coverings, mold remediation, junk removal, water in the basement, and some kitchen and bathroom work.

I don't do hard money (in no small part b/c no one understands that dynamic & thinks I'm out to score an extra buck or something when I quote a 'happy medium' that balances the risk with the rate/fees/etc with my desire not to waste my time on loans that are likely to be pulled at the last minute), so there's nothing in it for me either way, just something to consider.
