It has been my life's mission to build my own duplex, house hack it & use it to catalyze the BRRR cycle.As I get closer to breaking ground on the project, I'm still not 100% confident in it's feasibility due to the costs of land & construction considering it is mandatory to secure an appraisal 20% above build & land cost. 

That's unusual and it would be very difficult to find a passive investment like that.Also direct control means I know exactly what's going on.

Yah. you'll always get that tint, but still listen to their answers, see if they own facilities, etc.

If you ever want to get into a tenant nightmare of costly potential litigation become a landlord, have the ac go out in Phoenix in July, and inform the tenant that you just don’t have the funds to replace it!.    

I’m curious how well your tool could do that.Will it tell you to go back and take a few more photos to get a better idea of the rehab costs?
