The current rent won't always be in the listing description on the MLS (which is where all of those websites direct feed from anyway).

And their both in the same geographical area!!! 

This is an interesting question :)  I would venture to guess that the naming is a not a complicated thing to change -- it probably isn't recorded in the plat or legal description for the property, so it is more like an "emblem" attached to the building.

As my description to this forum implied I am looking for something alternative to owner occupying rehab loans.

When looking at the property, I noticed that in the description(Found this house on Zillow) it said that the top unit could only be rented if the house was owner-occupied.

It depends on what you mean by a messy title, a description of the problem may lead to a better recommendation.  

We are open to other locations, but we plan on going back to East TN once I retire, so we feel that it makes sense to start purchasing property in that location, even though we are geographically separated.This site has been great so far!
