First of two Golden Rules for REI:  Never, under any circumstances, for any reason or rationalization, ever...spend your seed money (your cash). 

@Robert Seed, I like the idea of owning a single C class 25 unit complex, as you mentioned- but as @Curt Smith mentioned, getting that commerical $500,000 loan for a first time investor might be tough.

He will ask you about you and your interests and what you do in natural conversation and that is an opening for you to plant a seed and do what you can to peak his interest. 

If you don't have seed money, you'll have to produce leads rather than buy them, so you'll have to figure out what works and what doesn't in your marketplace.   

@David Krulac  its state law here to replant by hand... so to that end I have been Johnny apple seed.

Set it aside to be used exclusively for those "bills".Take the rest, and invest it in flips.Reinvest the profit from those flips into more flips.Once your "seed" money is large enough, continue to flip it...but spend ONLY the profit from those flips on cash flow properties.Repeat....

How much seed funding are you/others going to put into the business?

Plant that seed of easy interest without risk.

Money, your money "seed" money that is, should never be spent.  

Farmers also know (or learn) that it's unwise to only plant a single seed, and to expect a bountiful harvest.
