@Keith Lawlor Okay, assuming the date filled in A was your closing date, same advice....no need to wait and the sellers should appreciate the heads up.

Just make sure you are comfortable with the coverage amount.Or...Go to the MO website, fill out the appropriate forms to register your LLC, pick a local registered agent, and pay the fee. 

Where I'm going is, while this is not large apartment building investing, it is solid, money-making multifamily, and just 6 days after closing and 4 days after filling up that property, my wife and I have yet another duplex under contract that were closing on in 2 weeks (this one smells.... of opportunity!

Also look into filling any vacancies while you are in the final stages...There’s ways to do it so all the hard work is done and the tenant can move in right after closing.

However, the question you should be asking is if you need to be filling out that form at all.You are doing a 1031 exchange, which means that taxes are deferred. 

When it gets overbuilt in some areas they can have trouble filling units if the local economy goes down a bit.

You're in one of the most expensive areas in the country to invest...the Midwest is still filled with opportunity. 

Longer vacancy means your 5% vacancy needs to be raised to something like 8% to account for longer vacancy between tenants. or you can rent for 650-700 and get it filled faster. but the point is you have an agent admitting that 750 is pushing it and would deter many applicants from considering.

Fill in the forms to the best of your ability and let them calculate the #s for you.
