I would shop both to see which can offer you the best terms. 

Hey all, I am planning to start a small coffee shop in my city.

You are new to the market and have zero reviews to go off of, so if I'm shopping for an STR in your area, i'm obviously going to go with the less expensive homes, with nicer furnishings and reviews to judge against.  

Consider Reno, Boise, Sac, Sf baY, So CaL, Spokane, Seattle, Oregon all to be with in my reach/comfort zone as far as being able to visit easily to shop and monitor after purchase.

As soon as I got close to the 6 month mark I did some shopping and decided on a lender, ordered the appraisal and moved forward.

The only advice is that if you're using Wells Fargo, don't expect your outgoing wire transfers to happen in a timely fashion.

I went shopping for flooring companies and found one that will install the "wood look" planks for $4.69/SF including materials and labor.

As I am shopping for insurance, I can't help but ask myself, "what is adequate coverage for my owner occupied, 3 family home?".

I wouldn't shop around too long as that rate is sure to go up about 20-25 bps in the next month or 2.
