Commercial different universe.If a tenant wants to rent a space from me with my commercial property if they are Starbucks then happy to pay the leasing broker upfront when they go hard with the fully executed lease and non-refundable deposit.If it's Joe Schmo tenant wanting to go for their dreams and taking out a Heloc on their house and must be profitable in under 6 months or they go under that is a different world.

I have a goal that I believe many of you will resonate with and that's freedom, my own American Dream.

When an individual property is distressed and hits the market, it's not going to have those instant 12 offers and bid wars flaring up over them that you will see with those purdy perfect white picket fence Hollywood dream homes in areas with optimal school districts for their kids, etc. 

Flipping houses has been a dream of mine and eventually I want to quit my job (actually I would like to quit it now) and have real estate investing be a full time job and find financial freedom.

There are a lot of residents who live in mobile home parks whose dreams are to eventually move out of the park and buy a mobile home out on land.

Land use, zoning, and permits are notoriously strict in California, so having a big dream of what to do with big land may be kiboshed by zoning or ordinances. 

"House Hacking" is now such a fad that those MFH with one open unit fly off the market even faster than the shiny object dream homes for owner-occupiers these days.
