@Patrick Keene I feel that you have to have an awful lot of information in order to accurately estimate rehabs, and I am not sure that there is a quick answer for this one.

I find folks that use those services run the risk of not making any money as too many fees are built in up front.Keep in mind in your area competition is quite keen.. there are not fat hogs being made in those markets at the FCL sales

I'm not familiar with the laws in your area about raising rent more than 10%, but if you aren't too keen on your tenants anyways, raising rent by $200/month may help coax them out and you get new tenants at a higher rent that you properly vetted.
