Depending on what'sin your lease, if they are disturbing the neighbors, regardless of paying rent on time, AND they discharged a firearm inside the premises, accidental or not, I would proceed with the eviction.

If you do find someone who needs to sell they know the market is  good and won't take your low offer because they know they can get more by putting it on the market.One of the most disturbing and telling actions of this company is that one of their 'stars' Pete and Dave of Flipping Boston won't even wholesale to their students.
