Why on earth should anyone pay a wholesaler more than a licensed agent would receive for representing both sides (4-5% here in CA and up to 6% for lower priced areas)?

I use google earth to find deals and have my retired parents, who live there, be my boots on the ground and actually go look at the properties for me. 

If they are too weak to qualify at a bank, why on earth should you take the chance and finance to them?   

We saw this leading up to 2008 housing bubble pop as well where houses were increasing by staggering amounts (in my area) only to crash back to earth when the market corrected.So I am wondering if we aren't getting set up for that again in 2-5 years.

So when he passes I'll take possession of it.Hes in great health and I have no suspicions he'll leave this earth any time soon...but had I offered this to my neighbor...I wouldnt be wondering what's happening with her house.Do you think he'd be offended?

I gotta ask Why on earth did you put 30k on credit cards ?

Anyways, my point is it isn't earth shattering, just something to have a plan regarding for the medium to long term.
