You have airport 15 min away, Miami port 10 min away, South Beach 15 mins away, American Air Line Arena 5 min walking distance, plus you have huge events all year long including Ultra and you have big tech companies moving to downtown Miami.

However, the cabin market in Hochatown, and SE Oklahoma in general, cannot be looked at in a vacuum.

Buying a property with the systems OFF, is like buying a closed container - you do not fully know what you are getting.I have, on more than one occasion, said that the rehabbing business has a sound to it, like a vacuum "sucking money" out of your pockets.

Real estate success does not happen in a vacuum.

All Neighborhood  off Airline Between Interstate and Florida Drive are pretty good.

Not sure if you've posted elsewhere on the site @Gary Clisele suggesting you're brand new to notes or haven't invested in any education as some of the posts above would imply, but taking your post at face value in a vacuum your numbers don't seem that far off in my opinion. 5K reserves per note is a reasonable starting amount to cover potential foreclosure, servicing fees, lawyer fees, all the little fees that add up even if you don't have to foreclose. 

Rent credit is like renter's earning Southwest Airline miles that are redeemed as a means to purchase any available home in a MHP for a given number of credits (more or less equivalent to the home's value).
