I am a little shell shock from 1980s and older since things just break like my old 96' Honda Accord.Track Record & Past Performance:Evaluate the operator's past deals using third-party reports (e.g., CoStar, Yardi) - these cost 10-20k a year and again this is not in scope or access of LPs.Verify past performance metrics (walk past assets and secret shop their staff at assets) rather than relying solely on marketing materials.Visit comparable properties physically to validate rent assumptions.

I would only move forward if I preferred the ceiling fan permanently...and I would have my contractor install it and then I would bill back the resident (have the resident confirm the installation cost in advance). 

I came across FrontLobby to use as service to report but it seems like they charge $200 per house.

I include written instructions for payment, reporting maintenance, and how the tenant can communicate with me.

I'd prefer not to go through the eviction process, but their lack of responsiveness leaves me no choice.Thanks in advance for your help!

This means that guest who are booking 14 days or more in advance can only book for 30+ days.
