Building cash to acquire rentals.

I'm inclined to MFH looking at it from the scalibility point, from the maintenance, mgmt point the ability to acquire more units on 1 transaction and 1 financing.

I speak with friends and clients daily that are considering selling properties acquired in the last few years for one reason or another.

BTW - I'm looking to acquire 5-10 STRs in the Royal Oak/Birmingham area north of Detroit.

On that playing field, everyone's costs go up just to stay in the game, only to end up in exactly the same place competitively.Better to spend the money on acquiring (or trading up to) properties with really defensible differentiators like a great view, great location, or lots of bedrooms.

Now, I am acquiring rental properties to build my portfolio.

However, given the current economic climate, where interest rates are notably high, I'm concerned about the feasibility of acquiring new property in 2024 that would not only be financially viable in terms of cash flow but also suitable for leveraging accelerated depreciation benefits.

HOA Lien purchases is a game that can be quite lucrative assuming:1) property is in judicial state (states where lender must file lawsuit to acquire property title)2) purchaser is well versed in foreclosure law 3) purchaser researches hoa cc&r 4) think of arbitrage not capital gains when assessing risk
