Look for bank fraud, wire fraud and equity skimming to be in the legal complaint. 

If you skip over the small stuff at every turnover, you are just milking the cash cow. 

So basically if you get too much of a deal you could be liable for equity skimming if the homeowner may or have any expectations to be in distress.

Also appreciate your input on the Philadelphia market,  have not made myself familiar with the market but just skimmed through prices, rents, and demographics and it just seems more of a better market for rentals than New Jersey. 

He responded rather quickly after skimming the document (his words).

They "milk" everything they can out of these things, sometimes neglecting cap ex, repairs borderline code enforcement issues etc. 

Don’t throw out the milk just because the milkman is scheduled to bring more tomorrow.

That being said, I can add a touch of cream or whole milk and the taste is spot on.I promise that I get no coffee kick backs - just straight caffeine :). 

@Ryland Taniguchi  CA  has there own anti equity skimming laws for pre foreclsouresand you need to be a licensed  CA broker or Nmls license to sell notes.not to worry I am a licensed CA broker and have brokered literally hundreds of CA trust deed deals :)

They may skim a little off the top, but they do all the work.
