We are still with him.Our Jeweler (my wife babysat him as a toddler) reminded me that there are 3 rings to marriage.The engagement RingThe wedding Ring & then The suffeRING.When I die all I ask is that my ashes are spread in the parking lot of Kohl's so that I know my wife will visit me 3-4 times a week. 

Obviously that's oversimplified but it rings true for most deals.   

HI Vince,Nice job with the interior, and the carport is a good feature too.If this were mine, I'd add a cement fire ring and a picnic table in the backyard.Also, I noticed no curtain rods.If it wasn't already rented, and If your not going to have blinds installing curtain rods might be a good move.Because tenants in this type of rental sometimes hang (heavy) blankets from rusty reused (16d) nails as curtains, and that really chews up the walls.Hopefully your tenant stays long term.Good Luck!

(Big tax bill last year & engagment ring purchase.

You can be the smartest real estate guy in your area but you will also be the brokest if your phone isn't ringing with leads.

You just have to pick an area and throw your hat into the ring :) I'd be happy to chat about what's happening over here in Hampton Roads any time.

The temporarily homeless I think could have some due to rent increases, but the idea that someone says they will go live in a car instead of moving 40 miles to a place where the rents are far lower than PDX  rings false.I heard the same on the new building in PDX...and now they are scrambling to try and incentivize it...no parking requirements, tax breaks etc. 

Know its flaws from a disinterested 3rd party.Now if the seller doesn't like your offer, but you like the property because it's in your neighborhood and for whatever reason you want to own it--keep it on your key ring so to speak. 

I've always priced my SFR rentals higher than any other listed rental in my market and my phone doesn't stop ringing.
