Buy high quality rentals and buy private & public debt, then some equities.If you want to occupy your time some more, go find off-market in high quality areas and start managing some renovations.

Quality over quantity!

Always request examples of prior work to gauge the quality they deliver.Insurance agents are often overlooked but are integral to safeguarding your investments.

If they don't trust me, they will cut corners another way and the quality of the calls will be terrible.

I agree that's true but kind of a mute point imo... if you're concerned with the pex leaching chemicals then you should be concerned with the piping that city water travels in before reaching your pex lines and the quality of the city tap water in general.... as well as anything you drink that's bottled and any food that's bagged in plastic even those labelled as food safe which have been shown to leach chemicals.

Just be careful not to over lever, and to buy quality deals.Each strategy has its pros and cons.

If investing in that studio style, I’d highly recommend only the best asset qualities, i.e. walk-in with no stairs, good area, golf course or lake view, etc. 

Resulting in lower quality construction and/or higher pricing to try and match them.   

As far as the rentals, we've rented everything out again with quality tenants.
