You better make your offer very clear that you are wholesaling, not buying yourself unless you can buy it yourself.If a seller relies on your performance and they do reasonable things to follow the contract and you fail, the can seek damages for costs and expenses related to moving out, motel, eating out, down payment on another property, etc. it can mount up in Mo. ;)

At first I looked into putting a wall mounted thermostat but due to the watts (a thermostat can only have so many watts per unit, and each breaker in the panel can only handle so many) I ended just getting a unit mounted thermostat.

We had a large multi unit building, Direct - dish type ( we had flat roof) had to be mounted on a sleigh. at least 10 feet from edge of building, security deposit for dish was $250.00 to insure they would have it removed when they vacated. and we did roof inspection when it was removed to make sure our property wasn't damaged.
