In these days of Internet real estate searching, there's a belief that physical real estate office location doesn't matter and that walk-in traffic doesn't exist.  

Card operated Laundry - There are card systems available, where tenants load the card at your office or online (requires internet connection, payment gateway).

In terms of hiring a property manager, many property managers are fine managing just 1 property (and since you typically pay a percentage of rent it really shouldn't matter to you).If you want to manage it yourself there are a handful of online landlord / property management software's you could use and access your account anywhere with internet access.You will still need someone (either a friend, or, at a minimum, vendors) you can count on locally to deal with any issues that arise when you are out-of-town.

I was trained in Internet and Network security and that is a classic example of a scam post.

Then I process one application at a time, starting with the most promising (based on the interview and written application and internet check and calls to previous landlords and income verification).

If I want a LEGIT system, I need to seek out Internet marketers and coders.

Secondly, the amount of paid training and or coaching is what really separates you from the wannabes.Some would be investors refused to take the necessary training, thinking that absorbing all the free information from other investors and the Internet is enough to make them a successful investor. 

I don't ever recommend just trying to use a standard one on your own or one from the internet.
