@Mary LopezYou could use a DSCR commercial lender which will allow you to close in an LLC with 30yr fixed options and better rates than normal local commercial lenders.

In comparison to the FHA 203k Loan, the homestyle loan appears to be a better fit for me.

Complexity does sell better.    

My experience has been the more units that you can tie into a property the better the cash flow is, although I will say that once the 5 unit is completed (renovating it myself) we will cash out refi it and I will make about $30-40k for my hard work.  

We always did better sticking to the K.I.S.S. methodReal estate has enough complexities and none of us are rich enough to need super-secret anonymity.  

it's a nice, expensive place to live but tougher to house hack unless you buy a big house and rent out individual rooms.)also, as @Jonathan Greene alluded to, the more you're willing to sacrifice, the better it will work.
