Unit rehab is also a LOT because you need to change the windows out to double or triple pain in many areas as the young people that do burn outs on their moped or dirt bike can be bothersome and turn non section 8 tenants away.

Two ideas:Solicit your list to see if you have buyers who will just pay you a "finder's fee" for a good buy & hold versus getting involved in the contract assignment or double-close process.

Hey BP Community,Long story short... before BP I received some "bad" counsel from a CPA to put our properties in an S-Corp instead of an LLC (properties are in Sacramento California if that matters).Fast forward 5 years and some of the properties have almost doubled in value.

I'd double check, but I'm not sure you can buy an 'investment only' property with the VA loans, I think you need to occupy it.Granted, if you live close to the state line and plan on living there, forget all of this..:-)
