Generally speaking, areas zoned for one family is very difficult to build MF, as it disturbs the nature of the area.

Good morning and Happy 4th to those that celebrate....I woke up this morning and had a thought about this....I always fix (if needed) things prior to any tenants moving in so there is always a fresh clean and fixed start.I am a big advocate of NOT disturbing my tenants while in their home.I might be in a situation though that is not allowing me to do this prior to and don't want to loose the tenant and $$$.

I don't want to spend my time meeting with agents unless there is a buyer, and I don't want any viewings or inspections until we are in escrow as I do not want to disturb the tenants.

Depending on what repairs are being done, perhaps you could hire a crue to work the interior on night shift hours, assuming the repairs are not a noise disturbance to neighbors.You could also get a mean dog inside, or hire a security guard to sit on premisis.

The Vendor may wish to ensure you are a serious - and capable - buyer before disturbing the tenants.  

In many communities the home has been broken into or otherwise disturbed.

They don't want every tire kicker coming through and disturbing their tenants un-necessarily.
