BP Community—after talking with mold experts we have found that airborne Stachybotrys is rare (usually not airborne unless disturbed) and that even an airborne spore count of 1 will fail a test.

While Homesearch and the others put disclaimers up to not disturb the tenant, I would never buy a property without going by the house and knocking on the door before closing as there are just too many unknowns.

To my understanding asbestos is only a concern if you disturb it, so normally you would only need to worry about the areas you plan to rehab.
