I don't know that there's a pawn shop for note investors.

Its best to shop around and network with some lenders before you purchase, especially if using hard money or a high interest bridge type loan.

I also cannot shop around for seconds, or do any extra painting, etc..

I would have a fab shop bend a box for you with an open front so you can weld on a door and hinges to flip it up.

You can shop around and find another lender that can do smaller mortgages like this instead of going the personal loan route.
