Hi John-Thanks for sharing this list of Top 10 Real Estate Markets for Cash Flow in 2024.I too found it interesting to see Flint, MI on the list but as a graduate of the University of Michigan-Flint and Mott Community College in Flint and I am back there often enough to say Flint has done a lot to develop itself and a lot of money has been poured into Flint after the water crisis.I say good for Flint.

I have multi-family (600+ units) experience with start up for submetering water/sewage/trash via Conservice, electricity was always required to be in tenants name (with revert to owner and bill back in the event of a default in payment).

Short story is that after a "reset" about paying on time last month it's 5/19 and I have half the rent and just had to send a plumber out to address a tenant caused water issue and I'm done at this point.
