there are reason so jack is the way it is.. it used to be all owner occ in the 60 70s etc. and I originally did fix and flip loans for owner occ there in 2002 and about 2004 it changed to 100% BRRR loans to out of area investors.. so ownership transformed from a nice mix of owner occ and rental to virtually every sale these days is investor. 

My wife Angie and I embarked on our Subto journey three years ago, and the transformation it has brought to our lives is nothing short of remarkable.

Because for certain that will be the highest appreciating area in the state without any question based on my experience.. the other areas of CA that saw dramatic value changes like SF were along the lifestyle lines.. were certain areas were bought up and totally transformed.. there is an area like that in Indy right now

I believe you when you say that you read it in an article.But that article's lies won't transform into reality just because someone wrote them in a newspaper.It takes a lot more than to change a neighborhood/area/town.

That area will be transformed one day, especially if Hollywood Beach resort gets knocked down one day...

It's still pretty cool to see a land acq transform from woods (or whatever) to mass graded and paved to vertical construction.

It's an Excel workbook but it does some nice transformations into a something you can convert into a PDF if you wanted to.  

To do this, you need a bit of experience, money and vision on how you can transform your property.

'Transformations' is the name of the Rustoleum kit sold at Home Depot.Stoning over the fireplace would look nice, but painting the brick would be a budget way to go, although I personally hate painted brick.
