By many standards that is a decent return on that number of rentals if they were bought a couple of years ago.

We have 70k which was enough for intial loan it was 5% down but lm not so sure with the land only because deposit is that.Intial loan we made no paymts until it was done, this one we have pymts right away and will need to now save for septic, water hookup.We thought we could make apt after utilities are in, in the garage for now and at a later time get a manufactured home.We both arent sure what to do. 

If you are managing your own properties, there's a different standard.

The standard advice seems to be that allowing pets increases revenue. 

mainly cosmetic: stained floors, repaint, may need to replace carpet with hard wood, resurface cabnets, new shower, repatch water damage. 

Do I need to lower my standards or try to find alternative ways to source deals? 

Only amenity is a common area medium pool with a water view. 

I don't think most sponsors understand the legal implications and unfortunately it's been 15 years since a cycle has caused the tides to go out, so very few do but once these issues go to court, judges will hold sponsors to a much higher standard.
