Potential rents for a single-family targeting off-campus students sound great, but will that cover renovation costs and potential vacancy time during the transition?

From what I am observing it is seemingly reactionary to cover lower margins and out of necessity to make deals pencil.Meanwhile I am hearing this spun or disguised to help raise capital, negotiate better ownership splits or to merely keep the lights on.

There is roof damage, probable damage to the trusses, and the water line busted.

When I asked what this means I was told they will cover the rent even if the tenant wont pay since it's a "Guaranteed Tenant".

Also just keep in mind characteristics of the property that carriers wish to avoid such as roofs 10+ years old, old/recalled electrical panels, no impact windows etc.
