Buying raw ground is not for novices.

@Ross Benedict there are several land flipping programs available to teach you techniques for flipping raw land but to my knowledge they don't delve too deeply (if at all) on the tax implications.

I usually still find one deal where I see values that others don't, usually in raw land.  

As I said I haven't ever done raw land before but have recently come across so great deals on land that I would love to pick them up to improve later.

Here's what my project looks like: In Aug I bought 7 acres of raw land (dream is to finally be able to get an acreage with horses in the backyard) and did 50% down since it was raw land with no services yet.

I am still growing my rental portfolio as well as looking into developing raw land into a subdivision.

They also will not lend on certain types of property, including raw land and mobile homes.

Initial raw land loan would be six months max considering I can refi when construction is completed.

Because of the complexities of raw land few people know it well and that means less competition.
