Also, to your point- these were moreso community farms, not purely commercial agricultural ventures, though they had restaurant and retail clientele.It is indeed a different thing altogether to pursue land purchase for strict commercial agriculture.

One point I've heard from investors regarding the difference between a 3-family and 2-family, is with a 3-family home, you feel much more like a landlord (more can go wrong, more things to fix, etc...)On a pure ROI basis, you're usually better with a 3-family.

In my state of TN, the standard form says something to the effective of "buyers can not require sellers to make repairs that are solely for the purpose of bringing older houses up to current codes" and "home inspections are not for the purpose of finding items that are purely of a cosmetic nature".
