Personally, I will only invest in areas that I am willing to live in. 

That's a good idea too, or a personal guarantee potentially if they signing as an LLC. 

Be a real person.

With my interest in learning more I have researched or looked for jobs nearby but I have noticed that the design community in Eugene is fairly small and most seem to only be a one person job.

Any time I hear someone refer to "cold calling", I cringe as I put myself in the position of the person receiving the call or email and know that I will almost never buy/agree to anything from someone cold calling me.What I like to do when I'm in these situations, is try what I refer to as "warm calling".
