There is no need to live close to your investments, but I do recommend that you visit a market to build a team and to understand the local scene. 

Many first time investors emerging into the scene won't buy anything for years to come or ever, so realtors tend not to take them seriously.

Any agent should be able to recommend a trusted title company they've worked with in the past as well, and they know exactly what the title company needs throughout the processIn addition to that, I'm not sure how busy you are, but most people aren't aware of how much work goes on behind the scenes that your agent covers.
