For seasoned investors out there, can you please share some good resources to learn as a newbie?

I'm an REI newbie and have been talking to several MF syndicators and have learned they mostly use IRR when promoting their offerings.

I consider myself a newbie.  

I am also a newbie investor. 

Again, newbie here, but I would try and build a relationship with the person prior to asking for investing.

As a newbie, I fall into the "I don't know how to find those deals but I am willing to work to get them." :-)I'd be delighted to hear how to be more efficient in finding deals.Thanks for the feedback!
