Hey @Porsha Fross 👋🏽It sounds like you might be looking for a construction loan rather than a rehab loan - I've done a 203k loan and I will highly recommend that you get quotes from multiple general contractors and make sure that they've done 203k's before and if not, make sure they understand what is required.

This is especially true when you are a single meber LLC.That said I own all my properties and do all my business through multiple LLCs.

Where are you seeing that low of a price 120-150, is that for multiple build outs--6 or more-- and what's your definition of "mid" level finishes? 

And I maintain that IRS Publications are not an authority for anything and contain multiple errors.

Yes they are turnkey and sell in multiple cities across the US.I live in New York and it’s just too expensive here to ever see any positive cash flow so I’m looking to buy out of state. 

I’ve been advised to stay away from those from multiple sources?
