We lived in a 3/2 with our 3 year old daughter and found a local college student willing to live with us AND be a nanny for our 3 year old.

Put up signs that say the area is under surveillance...or smile you are are on camera.

One of my housekeepers is fairly tech savvy and can do those things (I'd be okay with him doing a Roku install, but for stuff like my smart thermostats and Ring cameras I DIY).  

Wash has been doing a roll up in the industry, buying a lot of smaller players along with their contracts.For your laundry room, if you have not already, I would add video cameras, motion sensor light switch, possible a pin lock on the door that tenants can enter, and lots of warning video signs to deter break ins.

See if there is a meeting or investor club which they know about.Use your limited cash to get to meetings, have live Zoom meetings (on camera) or similar.
